As the Maintenance Manager for Properties, you will be responsible for managing the maintenance, repair, and improvement of all buildings and facilities within our property portfolio. You will lead a team of maintenance professionals, ensure efficient handling of maintenance requests, and prioritize safety and tenant satisfaction. This role requires a proactive leader with strong technical knowledge and the ability to manage maintenance operations across multiple properties. *Key Responsibilities:* * Oversee and manage the day-to-day operations of maintenance activities for residential, commercial, and mixed-use properties. * Lead, mentor, and train a team of maintenance technicians, ensuring high levels of performance, efficiency, and safety. * Develop and implement a preventative maintenance program to reduce downtime and ensure the longevity of building systems and equipment. * Coordinate and supervise repairs and renovations for both interior and exterior areas of the properties. * Handle emergency maintenance requests promptly, minimizing tenant disruption and ensuring safety. * Manage vendor relationships for outsourced services such as landscaping, plumbing, HVAC, and electrical work. * Monitor and manage maintenance budgets, keeping expenditures within approved limits while ensuring quality work. * Ensure compliance with all local building codes, safety regulations, and environmental guidelines. * Maintain accurate maintenance records, including work orders, inspections, and service history. * Conduct regular inspections of properties to assess conditions and identify potential issues. * Work closely with the property management team to address tenant concerns and improve tenant satisfaction. * Oversee inventory management of maintenance supplies and equipment. *Qualifications:* * 5+ years of experience in property maintenance management, with at least 3 years in a leadership role. * Strong technical knowledge of building systems, including HVAC, plumbing, electrical, and general construction. * Proven ability to manage a team, prioritize tasks, and effectively delegate responsibilities. * Excellent problem-solving and troubleshooting skills. * Strong communication and interpersonal skills, with the ability to collaborate across teams and with tenants. * Experience with property management software (e.g., Yardi) * Knowledge of safety regulations, local building codes, and maintenance best practices. * Ability to respond to emergency maintenance situations and work outside of regular hours when needed. * Valid driver?s license and reliable transportation.
