Rebel Mortgage Ltd. is an independently owned and operated FSRA-licensed brokerage that partners with over 40 lenders, including 4 of the Big Six banks. We specialize in tailored mortgage solutions for a diverse range of clients?including those requiring alternative lending and high-LTV strategies. We are growing and seeking a results-driven, detail-oriented *Mortgage Underwriter* with a strong understanding of both *prime (A-side)* and *alternative/private (B/C-side)* lending practices in the Canadian mortgage landscape.
*Key Responsibilities:*
* Review and assess residential mortgage applications in accordance with lender guidelines, insurer policies (CMHC, Sagen, Canada Guaranty), and FSRA compliance standards.
* Evaluate applicants' credit profiles, income sources (salaried, self-employed, commissioned), liabilities, and overall risk.
* Underwrite and structure deals for both A-side and B/C-side submissions, identifying the best lender fit for each client?s unique profile.
* Verify documents including NOAs, T1 Generals, T4s, bank statements, employment letters, and business financials.
* Calculate GDS/TDS ratios and confirm income suitability per institutional and alternative lending guidelines.
* Collaborate closely with Mortgage Agents, Broker Fulfillment Staff, and Lenders to gather missing documentation and manage time-sensitive approvals.
* Draft detailed submission notes for lender review, ensuring files are packaged professionally and efficiently.
* Stay current with changes in lending policy, rate trends, and regulatory developments impacting mortgage underwriting.
* Assist in maintaining pipeline tracking, lender response coordination, and client file documentation.
*Qualifications & Experience:*
* Minimum 2?3 years of mortgage underwriting experience in a brokerage or lender environment (Canadian market required).
* Strong working knowledge of B-lender programs, including Home Trust, Equitable Bank, Community Trust, Haventree, MCAN, and other alternative/private lenders.
* Understanding of A-lender and insurer guidelines (TD, Scotiabank, Merix, Sagen, CMHC, etc.).
* Proficiency in calculating complex income types and identifying document red flags.
* Strong command of submission portals (e.g., Filogix/Expert, Finmo, Velocity).
* Excellent communication, organization, and time management skills.
* Familiarity with mortgage compliance standards and provincial regulations (particularly FSRA and MBLAA).
* Ability to work independently while maintaining accountability and team alignment.
*Preferred:*
* Previous experience working directly with clients, mortgage agents, lawyers, and real estate professionals.
* Background in self-employed or complex-income underwriting is a strong asset.
* Exposure to private lending structuring and investor-funded mortgage deals.
