*Job Overview*
We are seeking a dedicated and organized Assistant Property Manager to manage 15-20 rental houses with about 100 tenants. The ideal candidate will lead the property superintendent in maintaining the property, tenant selection, and ensuring efficient operations. This role requires strong administrative skills, proactive approach, and the ability to manage multiple tasks effectively.
*Responsibilities*
* Assist in the daily operations of property management, ensuring compliance with company policies and procedures.
* Provide exceptional customer service to tenants and prospective residents, addressing inquiries and resolving issues promptly.
* Support leasing activities by conducting property tours, processing applications, and preparing lease agreements.
* Maintain accurate records through data entry and file management, ensuring all tenant information is up-to-date.
* Track interactions with tenants and manage follow-ups.
* Coordinate repairs, preventative maintenance & monthly inspection activities
* Assist in the preparation of marketing materials and strategies to promote available units and enhance occupancy rates.
* Collaborate with vendors and contractors for property maintenance and repairs, negotiating terms as necessary.
* Prepare legal paperwork and appear in LTB or Small Claim court as needed
*Skills*
* Strong sales skills with a proven ability to close deals effectively.
* Proficient in office administration tasks including MS excel data entry and cloud file organization.
* Previous experience in property management is required.
* Excellent negotiation skills to facilitate agreements with tenants and service providers.
* Exceptional customer service skills with a focus on building positive relationships with city regulatory agencies
* Strong organizational skills with the ability to multitask in a fast-paced environment.
