*Job Description*
As a Project Manager, you will oversee the end-to-end execution of construction projects, ensuring timely delivery, budget adherence, and compliance with New Brunswick Building Code (NBBC) and WorkSafeNB regulations. Reporting to the Operations Manager, you will coordinate crews, subcontractors, and suppliers, maintain client relationships, and uphold our high standards of quality and safety. This role requires a proactive leader who thrives in a fast-paced environment and excels at problem-solving and communication.
*Key Responsibilities*
* *Project Planning*: Develop detailed project plans, including schedules, budgets, and resource allocations using project management software.
* *Quantity Takeoffs: *Perform quantity takeoffs, estimations, and prepare documents for tendering.
* *Execution and Oversight*: Manage daily operations on-site, supervising crews and subcontractors to ensure work meets Plans, quality standards, and safety protocols.
* *Budget Management*: Monitor project costs, approve expenditures, and report variances to the Operations Manager, ensuring projects stay within budget.
* *Compliance*: Ensure all work complies with NBBC, WorkSafeNB, and municipal regulations, securing permits and coordinating inspections (e.g., electrical, plumbing).
* *Team Coordination*: Direct on-site teams, assign tasks, and resolve conflicts, fostering a collaborative environment while maintaining productivity.
* *Subcontractor Management*: Oversee subcontractor performance, verify work quality, and ensure timely payments, coordinating with the Office Manager for invoicing.
* *Quality Control*: Conduct regular site inspections, address deficiencies promptly, and ensure adherence to project specifications.
* *Documentation*: Maintain accurate records, including progress reports, change orders, and deficiency lists.
* *Risk Management*: Identify and mitigate project risks (e.g., delays, supply issues), implementing solutions to keep projects on track.
* *Change Orders*: Process client or site-driven change orders, coordinating with the Operations Manager and Drafting Department to update Plans and budgets.
*Qualifications*
* *Experience*: 5+ years in project management within construction, preferably residential or multi-unit builds, with a proven track record of delivering projects on time and within budget.
* *Education*: Diploma or degree in Construction/Project Management, Civil Engineering, or a related field (or equivalent experience).
*Software Proficiency*:
* Experience with Buildertrend for project management, Microsoft 365 (Excel, Word, Teams) for reporting and communication, and familiarity with QBO for budget tracking.
* *Asset*: AutoCAD or Revit for reviewing Plans.
*Skills*:
* Strong leadership and organizational skills to manage teams and multiple project facets under tight deadlines.
* Excellent communication to liaise with clients, crews, and stakeholders, ensuring clarity and satisfaction.
* Financial acumen to manage budgets and control costs effectively.
* Problem-solving to address on-site challenges and maintain project momentum.
