*TEMPORARY MAINTENANCE PROJECT OPERATIONS MANAGER* *JOB SUMMARY* The Maintenance Project Operations Manager (POM) reports to the Senior Manager of Maintenance. The Maintenance POM is responsible for directing maintenance staff, managing expenditures and reporting on task progress and completion. This role is responsible for organizing, assigning and completing maintenance tasks for room remediation, hardening and move-in readiness in an efficient, safe, and timely manner. The Maintenance POM must have strong ?hands-on? skills in relation to carpentry, framing, drywall repair, flooring installation techniques, basic electrical knowledge, a good understanding of plumbing and the ability to trouble-shoot a variety of problems. The Maintenance POM mentors existing team members and new staff and understands that the education and guidance of staff is integral to the role. The Maintenance POM works side by side with the Maintenance Team and ensures processes and procedures are coordinated with the de-hoarding team, pest control and Facilities Management. This position is responsible for after hours on-call. *SOCIETY PHILOSOPHY* PHS Community Services Society provides housing, harm reduction, health promotion and health care to vulnerable communities. PHS Housing actively seeks to find an alternative to eviction in every situation. *KEY RESPONSIBILITIES* The job includes, but is not limited to, the following: * Responsible for communicating job expectations, training, mentoring, coaching and developing staff. Provides work direction, assignment of duties and conducts regular employee evaluations. Applies progressive discipline as required. * Strong knowledge of and compliance with the collective agreements, OH&S and all other employee policies and procedures. * Investigates work conduct and staff performance issues and facilitates remedial action or progressive disciplinary action, up to and including termination. * Participates in grievance processes and other labour relations matters when necessary. * Responsible for filling unfilled schedule vacancies and doing last minute shift coverage, reviewing schedules in advance to identify upcoming issues. Works with the Coverage Team. * Responsible for staff timesheet punches and shift adjustments. * Produces works schedules and monitors attendance of Maintenance Workers. Allocates daily work assignments and responsibilities to Maintenance Workers. * Supervises, develops, mentors, and trains Maintenance Workers. Monitors work performance. * Ensures that quality standards are being met, completes inspections, and responds to deficiencies. Establishes remedial action plans for problem areas. * Addresses complex maintenance-related issues or problems (including those that are unanticipated) efficiently and effectively. * Manages work orders in the maintenance ticket system and ensures maintenance staff are engaging with and utilizing this system efficiently and consistency. * Works closely with the Housing Team in resolving urgent maintenance problems, defining ongoing maintenance requirements, and participates in completing long-term asset management-related maintenance planning. * Liaises with external suppliers/vendors regarding equipment and services. * Provides input on the maintenance portion of the annual operating budgets. * Responsible for the maintenance and operation of building- Location Vancouver, BC
