We currently own and manage approximately 1,100 apartment units, townhouses, and single-family homes in the Hamilton and Brantford areas, and we are growing. Gross salary would be $33,558 - $35,138 plus rent-free accommodation of your 2-bedroom unit valued at $11,352 (taxable benefit) and payment of the Hydro usage for your unit. _*Benefits*__:_Comprehensive group insurance plan (extended health care; dental care; group life insurance; dependent life insurance; short-term and long-term disability; accident and serious illness, group critical illness; employee and family assistance plan; medical second opinion; virtual health care; travel insurance and assistance; travel cancellation); RRSP with employer matching contribution up to 5% of annual salary; training opportunities; annual paid vacation (from 2 paid weeks in your first year to 6 paid weeks according to policy based on years of service); 2 paid float days annually; paid annual holidays in addition to statutory holidays; free parking. _*Hours of work:*_ 37.5 hours per week plus on call for emergencies alternate nights, weekends, and vacation coverage. _*General Responsibilities*_ _*Cleaning (Daily ? 25% of your time)*_ · Check/tidy laundry, common lobby, and hallway areas daily · Perform all cleaning for vacant units/turnovers. · Maintain property grounds year-round, including performing daily walk inspections of complex to ensure standards are kept regarding litter, security lighting, playground equipment, trees/tree branches. · Monitor and adjust building automation systems _*Garbage Duties (Daily)*_ · Check garbage chutes and tidy up garbage rooms in the morning and afternoon in all buildings. · Check all stairwells in all buildings in the morning and again in the afternoon while checking garbage rooms. Pick up garbage along the way. · Monitor garbage containers in front of all buildings and in the underground and change as needed. · General clean-up of the parking lot and around all buildings as needed. · Place all garbage bins for pick-up on designated day at designated location and clean garbage rooms. · Contact contractor for large item pick-ups. _*Seasonal Duties ? Winter*_ · Monitor performance of snow removal contractor for roadways and report concerns to Property Coordinator. · Clear snow using snow blower and/or shovel from all sidewalks, walkways, entrances, and stairs on the property, including areas around fire hydrants. Apply salt, sand, or other ice melting substance to these locations. · Monitor the ramps to the underground parking garages to ensure they are working and clear from the heavy volume of snow. · Record weather and ground conditions daily. _*Seasonal Duties ? Spring/Summer/Fall*_ · Monitor performance of landscaping contractor for grass cutting, weed control, and report concerns to Property Coordinator. _*Year-Round Duties (Intermittent as needed)*_ · Maintain tools and equipment in proper working condition. · When requested, shows units to prospective tenants. · Conduct inspections for move-outs and when repairs, painting, and cleaning is completed. · Accompany Property Coordinators during annual unit and fire inspections. · Assess and prioritize maintenance re
