Our growing local union is currently seeking a Building Maintenance Manager to work out of our Calgary office. This role will support our officers and directors and report to our executive team.
Excellent organizational skills, interpersonal skills and attention to detail are essential in this role. Travel is required regularly to Edmonton, Red Deer, Lethbridge, Brooks, Medicine Hat and other locations across Canada as needed.

*JOB DESCRIPTION*
Duties include, but are not limited to:
· The provision of maintenance management functions for various building component upgrade projects at UFCW Local 401 facilities, encompassing architectural, structural, mechanical, electrical, civil, and building envelope.
· Conduct investigations, condition assessments, and field reviews to determine design and repair options. Prepare budgets and obtain approvals for implementing the work.
· Develop, manage, and coordinate the overall capital strategies for the new construction and the phased renewal of existing facilities and contracts.
· Obtain all the authorizations from the appropriate authority and government departments to implement the projects.
· Ensure that funding is spent in accordance with the applicable rules and standards and that budgets are followed.
· Maintain accurate records for financial tracking and change management.
· Prepare Requests for Proposals (RFP) to procure the services of outside consultants and administer tenders for project implementation.
· Provide information and interpretation of building codes, regulations, and interfaces with subject-matter experts in various technical areas to obtain technical input as required.
· Responsible for developing and managing working drawings, specifications, and other contract documents.
· Provide maintenance expertise to resolve technical difficulties in maintaining and operating mechanical systems of existing buildings.
· Analyze, prepare, and recommend cost estimates, feasibility studies, energy-efficient systems, and research on project-specific scope. Maintain and update the necessary technical information, cost records, and other technical literature.
· Responsible for maintaining the appearance and cleanliness of offices and storage facilities, including, but not limited to, painting, light building maintenance, etc.
· Manage a fleet of 70+ vehicles to ensure maintenance schedules are followed and provide the executive team with repair recommendations.
*QUALIFICATIONS*
· Completion of a two-year diploma in Engineering, Architecture, Construction Project Management or a combination of on-the-job experience and education.
· A minimum of 5 years of progressively more responsible related experience.
· Experience maintaining multiple facilities, including janitorial work.
· Experience managing projects within occupied facilities and implementing phased redevelopment strategies.
· Able to work within a team environment utilizing leadership, strong negotiation, conflict management, and delegation skills.
· Proficiency in various building design and information modelling software would be an asset.
· Proficient in Microsoft Office suite and other information management tools, emphasizing accuracy.
· Previous experience with a union organization is considered an asset.
· Class 5 Alberta driver?s licence, with no restrictions or major convictions and experience towing trailers.
· Experience with vehicle maintenance and repair.
